Charleston
Walkable history, piazzas and short rides to the beach — with the permits and flood maps to read carefully.

Mount Pleasant
Where most of my family buyers land: creek access, newer construction, and the schools people move here for.

Beaufort
Slower, older, softer. Antebellum streets under live oaks and a downtown you can cross in ten minutes.

Bluffton
May River porches and Old Town oyster roasts, with Hilton Head twenty minutes down the road.
