You stop driving as much. Dinner is eight blocks away, the light comes off the harbor at six, and the city runs on foot.

The feel

Beautiful, and particular about it

South of Broad the sidewalks are brick and uneven and your car stays parked for days at a time. Cannonborough and Elliotborough feel younger — coffee shops in converted corner stores, porches with bikes chained to them. Harleston Village sits between the two. Streets are narrow, parking is a genuine negotiation, and the houses turn sideways to the street with the porch running down the long edge, which is the single-house layout you'll hear me mention on every showing.

What you trade: space and simplicity. You'll get less square footage per dollar than anywhere else I sell, and if the home is in the historic district, the Board of Architectural Review has opinions about your windows, your paint and your shutters. Flood insurance is a real line item, not a footnote — I pull the elevation certificate before we write, every time.

Who loves it: people who'd rather walk to dinner than mow a lawn. Empty nesters, couples without school-age kids, second-home buyers, and anyone who's been renting downtown for two years and already can't picture living across a bridge.

Getting around

On foot or by bike downtown. One car is usually enough. Leaving the peninsula at 5pm toward Mount Pleasant or West Ashley is the part nobody warns you about.

What you're paying for

Address and architecture. Less house per dollar than anywhere else I sell, plus flood insurance that belongs in your monthly math from day one.

Good to know

In the historic district the BAR has to approve exterior changes. Ask for the elevation certificate before you write — I always do.
