The feel

Built for the everyday version of life

Old Village is the part people photograph — Pitt Street, the bridge at the end of it, houses that have been in families since before I was born. Head north and the character changes every few miles: I'May and Park West are nineties and two-thousands subdivisions with sidewalks and pools, Carolina Park and the Oyster Point side is newer still, and once you're past Highway 41 you're into the land where they're still clearing lots.

What you trade: the bridge, and traffic generally. Coleman and Johnnie Dodds back up, 17 North backs up, and an accident on the Ravenel reorganizes your entire afternoon. You also trade walkability — outside Old Village and a few newer town centers, you are driving to everything, and most households here run two cars without thinking about it.

Who loves it: families, almost always. People who want a yard, a garage, a driveway wide enough for a boat trailer, and a school they can name before they pick the house. Also retirees who want one level and a short drive to the hospital, and anyone who likes being close to Sullivan's and Isle of Palms without paying island prices.

Who it suits

Families first. Anyone who wants a garage, a fenced yard and room for the boat, plus retirees who want one level and a short hospital run.

Getting around

Two cars, realistically. The Ravenel is ten minutes to downtown off-peak and a different story at 5pm. Coleman and 17 North are the daily squeeze.

What you're paying for

Space and schools. Newer construction north of 41, Old Village premium south of it, and a real jump the moment a lot touches marsh or creek.

Good to know

Attendance lines move and two houses on the same street can feed different schools — I check the current line, not last year's. Ask about HOA and whether the dock permit conveys.
